How Much Do Groundworks Cost in Ireland?
Groundworks pricing is driven by six things: dig volume, ground type, cart-away distance, drainage length, foundation type and site access. Any quote given without those known is a guess.
Why nobody can quote you over the phone
Two identical houses 500 metres apart can differ by tens of thousands in groundworks cost. The design does not change the price nearly as much as the ground does. Until someone has seen the site or the site investigation report, any figure is a placeholder.
What a contractor can do quickly is give you a structured estimate against assumptions — stated clearly, so you know exactly which assumption would move the number.
The six cost drivers
In rough order of impact on an Irish residential or light commercial site:
- —Excavation volume — how deep the reduced-level dig goes across how large a footprint
- —Ground type — clay, gravel, peat, made ground or rock, and whether it is reusable on site
- —Cart-away and disposal — the tonnage leaving site and the haul distance to a licensed facility
- —Imported fill — how much certified granular fill has to be brought in and compacted
- —Drainage and ducting — metres of run, depth, manholes, and distance to the connection point
- —Access — whether a 20-tonne machine and artics can get in, or everything has to be handled by small plant
The line items that cause disputes
Rock breaking, dewatering, unsuitable material removal and importing fill are the four items most often left out of a cheap quote and added later as variations. A fair quotation either includes a provisional quantity for them or states explicitly that they are excluded.
When comparing quotes, check that all bidders assume the same disposal tonnage and the same imported fill quantity. A quote that looks 15% cheaper often just assumes less material moves.
How to get a comparable quote
Send the full drawing set — site layout with levels, foundation detail, drainage layout and any site investigation report. Ask each contractor to price the same schedule of items and to list exclusions. That turns three unlike numbers into a real comparison.

Rarely, and never accurately. Realistic pricing is by measured item — cubic metres of dig, tonnes carted, metres of drain, cubic metres of concrete — because those are the quantities that actually vary.
