Scope of works
Strip foundations
Strip footings run under load-bearing walls and are the most common domestic foundation in Ireland. The trench is excavated to the design depth, inspected, then poured and built up in rising walls to damp-proof course level.
Pad and raft foundations
Pad bases carry concentrated point loads from columns and portal frames and need accurate setting out for holding-down bolts. Rafts spread load over a wider area and are used where ground bearing capacity is lower or where a shallow solution is preferred.
Foundations for modular and offsite builds
Modular, timber frame and light gauge steel systems arrive with tight dimensional tolerances. Level, squareness and fixing positions are checked and recorded before the units arrive, because there is no adjustment on delivery day.

How deep should a foundation be?
Depth is set by the structural engineer based on ground conditions, loading and depth to suitable bearing strata. It is not a figure a contractor should assume.
Do you cast foundations for timber frame and modular homes?
Yes, to the frame supplier's setting-out drawings and tolerances, with levels checked before delivery.
What happens if poor ground is found in the dig?
The engineer is informed and the foundation is not poured until a solution is agreed — usually deepening the dig, removing and replacing material, or a revised design.
