Some clients want the whole substructure and external works under one contract so there is a single programme and a single point of responsibility. Others already have trades in place and need one package — drainage, foundations or hard standings — delivered alongside them.

Both work. What matters is that the interfaces are agreed up front: who sets out, who provides levels, and what condition the ground is handed over in.

What controls the cost of civil construction works

Ground conditions, the volume of material moved off site, the foundation design, drainage depths and the extent of hard standings drive most of the cost. Rock, high water table and contaminated material are the usual reasons a package moves beyond its original estimate.

That is why a site investigation report — even a set of trial holes — is worth more at tender stage than any allowance a contractor can guess at.

Do you price from drawings or from a site visit?

Both where possible. Drawings give the quantities and specification; a site visit shows access, ground conditions and constraints that drawings rarely capture.
