What a groundworks package actually includes
A full groundworks package starts with setting out from the drawings and finishes at a slab or formation level the engineer will certify. In between sits the excavation, the fill, the concrete and the buried services — and the records that prove each was done to specification.
Where a package is priced item by item you can see what is in it. The items most often missing from a cheap groundworks quotation are muck-away volumes, imported stone, rock allowances, dewatering and reinstatement, so we state quantities against the drawing set rather than issuing a single lump sum.
Ground conditions in Ireland and how they change the work
Irish sites vary enormously over short distances — glacial till, running sand, peat, rock at shallow depth and high water tables all appear regularly, and each one changes the dig, the fill and sometimes the foundation design.
The practical answer is to agree rates for rock and muck-away before mobilising, to keep the engineer informed before anything is covered up, and to record levels and compaction as the work proceeds. That way an unexpected ground condition is a priced variation rather than an argument.

Housing schemes need estate roads, foul and storm networks, attenuation and plot-by-plot foundations sequenced so follow-on trades are never waiting on an open dig. One-off dwellings need the same work compressed into a few weeks with a single crew.
