Scope of works
One-off houses and self-builds
On a one-off house the groundworks contractor is often the first person on site and the one who sets out the building. Setting out, levels relative to the road and drainage falls to the outfall or percolation area are established before any concrete is poured.
Self-build clients usually need the package handed over build-ready: foundations cured, slab poured, drainage in and tested, and the site entrance formed so deliveries can get in.
Housing schemes and multi-unit sites
On schemes the work is phased. Estate roads, foul and storm networks and ducting go in first so follow-on trades have access, then foundations are released plot by plot in the order the programme requires.
Roads, drainage and services are built and recorded to the local authority's taking-in-charge standards so the documentation exists at completion.
Ground conditions on Irish house sites
Soft ground, high water tables and rock are all common. Where the dig reveals unsuitable material it is removed and replaced with compacted granular fill, and where rock is met it is broken out rather than founded on unevenly.
Any change from the assumed ground conditions is raised with the client and engineer before the work proceeds.
