The cost of a concrete foundation in Ireland is driven by excavation depth and volume, ground conditions, muck-away, reinforcement tonnage, concrete volume and strength class, and site access — not by floor area alone. Rayco Civils prices foundations item by item from the engineer's drawing rather than quoting a rate per square metre.

We are not going to publish a price per square metre, because it would be wrong for most sites. Two houses of identical size can differ by a wide margin depending on how deep the dig goes, what comes out of it and how much of it has to leave the site.
What is useful is knowing which items actually move the number, so you can compare quotations properly and see where a low price has left something out.

Why quotations differ so much
In our experience the spread between foundation quotations is rarely about labour rates. It is about muck-away volumes, rock allowances, imported stone and reinstatement — items that are easy to leave out and expensive to add later.
Ask each contractor to state quantities against the same drawing set and to say clearly what is excluded. A quotation with quantities can be checked; a single lump sum cannot.
The items that most often become variations
Rock met above the design formation, a water table higher than the investigation suggested, and unsuitable material that has to be dug out and replaced. All three are common in Ireland and none of them can be priced with certainty in advance.
The way to keep them fair is to agree rates for rock, muck-away and imported fill before mobilising, and to measure and record them as they occur with the engineer informed.
How to get an accurate price
Send the foundation drawing, site layout and levels, drainage layout and any site investigation report. If those are not ready, a site location and a description of the intended build lets us give an initial view and tell you exactly what the final price will depend on.
Where access or ground is uncertain we would rather visit the site than guess. A site assessment usually removes more cost risk than any amount of desk pricing.
