Commercial vs Residential Groundworks
Residential groundworks are governed by foundation detail and drainage; commercial work is governed by loadings, floor tolerances, attenuation and programme. The plant is similar; the standards and paperwork are not.
Loadings and slab design
A domestic ground floor slab carries light, evenly distributed loads. An industrial or warehouse slab carries racking legs, forklift wheel loads and point loads that can be an order of magnitude higher, so the sub-base specification, slab thickness, reinforcement and joint layout are all engineered rather than standardised.
Surface regularity matters too: a power-floated warehouse floor is built to a defined flatness tolerance because the equipment running on it demands it.
Drainage and external works scale
Commercial sites have large impermeable areas — roofs, yards, car parks — so storm water volumes are much higher. Attenuation, petrol interceptors on trafficked yards, and heavy-duty gully and cover specifications are routine on commercial work and rare on housing.
External works also carry more weight in the programme: service yards, HGV turning circles and car parks are often as large a package as the building substructure.
Programme, phasing and documentation
Commercial projects usually run to a tighter, contractually enforced programme with liquidated damages behind it, and often need phased handovers so follow-on trades can start. That drives resource levels and sometimes multi-crew working.
Documentation expectations rise accordingly: method statements per operation, inspection and test plans, concrete cube results, compaction testing and full as-built records.
What stays the same
The fundamentals do not change. Ground still has to be understood before it is dug, fill still has to be compacted in layers, drainage still has to fall correctly, and formations still have to be proven before they are covered. Residential clients deserve the same discipline commercial ones contractually demand.
