The Site Clearance Process
Site clearance is a sequenced operation: identify services and constraints, remove structures and vegetation, strip topsoil, segregate materials, and dispose of arisings through licensed facilities.
Before a machine turns a sod
The clearance stage causes most of the serious incidents on Irish sites, almost always because something underground was not identified. Service drawings are requested from ESB Networks, Uisce Éireann, Gas Networks Ireland and telecoms operators, and a CAT scan is run over the working area before excavation.
Ecological and seasonal constraints matter too: hedgerow removal is restricted during the nesting season, and invasive species such as Japanese knotweed require a specific management plan rather than a digger.
Sequence on site
- —Establish site fencing, access and welfare
- —Isolate and cap redundant services
- —Soft strip and demolish existing structures
- —Remove trees, hedgerows and root systems, retaining anything protected by planning
- —Strip topsoil and stockpile it separately for reuse in landscaping
- —Segregate concrete, steel, timber and soil at source
Disposal, recycling and paperwork
Segregated concrete and rubble can often be crushed on site and reused as fill, which cuts both disposal cost and lorry movements. Whatever leaves site travels under the correct waste documentation to a licensed facility, and those dockets form part of the project record.
Contaminated material is handled as a separate, classified stream — it is not carted away with general spoil.

Can topsoil be reused on the same site?+
Usually yes. Stripping and stockpiling topsoil separately means it can be respread for landscaping, which avoids both disposal and import costs.
Do you handle demolition of existing buildings?+
Yes — structural demolition is carried out with our sister company Rayco Demolition, so clearance and civils run as one programme.
What about asbestos?+
Suspected asbestos is surveyed and removed by a licensed specialist before general clearance continues. It is never disturbed as part of routine site strip.
