Built for the loads it will actually see
Delivery yards and HGV routes need a heavier build-up than customer parking bays. Getting that zoning right at construction stage avoids rutting and early resurfacing.
Phasing around live trading
On existing parks the works are phased and hoarded so units stay open, with temporary access, drainage and pedestrian routes maintained throughout.
Surface water is the biggest risk
Large impermeable areas generate significant run-off, so gully spacing, falls and attenuation capacity are built exactly as designed and tested before surfacing.
